A renovation differs from a new building in one essential thing: we work with what is already standing. That is why we first establish the actual condition — for a house by surveying it and assessing the structure — and only then do we draw. You can order the whole journey or only the part you need.

The process is the same in both cases. What differs is what needs a permit, who you need to agree with and what can be changed. On the subpage you will find exactly what applies to your case.

6 things you do not deal with in a new building

This is why a renovation cannot be priced from behind a desk and why it pays to have someone at your side who has done it before.

  • Survey of the actual conditionWhen renovating a house we always survey — what is on the old drawings often does not match what is on site. For an interior we work from your drawings and survey only if you do not have them.
  • Structural engineerWhich wall is load-bearing and what can be removed from it is not decided by us or by the building firm. The structural engineer decides, and his report is the basis for the permit.
  • PermitsMore extensive renovations go through the same permit process as a new building. We handle it for you just as we do in architecture.
  • Demolition work and wasteDemolition, rubble removal and skips are a separate budget item and a separate item in the schedule.
  • Surprises and contingencyUnder old tiles or plaster you find what the project did not anticipate. That is why a contingency belongs in the budget — not as insurance for us, but so that a discovery does not bring the work to a halt.
  • Old servicesElectricity, water, drainage and heating in older houses are often at the end of their service life. Replacing them later means demolishing again.

How long does it take?

The design is usually a matter of weeks; construction depends on the scope and on the contractors’ lead times. We can estimate the time our work will take based on the scope.

I have my own design or AI visualisations. Can you build on that?

Yes, and it is nothing unusual for us. The materials you bring are a good start.

What we do with them: we assess what is feasible in the given space and the given structure, tell you frankly what we would do differently and why, and redraw the usable parts into a form that can be built from.
