Step 01

Architectural study

We started with a site visit and an assessment of the current state of the plot. We then created a study that made the most of the property’s potential.

Step 02

Building permit documentation

From the approved study we prepared the documentation and arranged the individual parts — architecture, structural design, electrical installation, plumbing, heating and the energy performance certificate.

Complete, collated documentation in printed and electronic form, ready for submission

Step 03

Obtaining permits

We submitted the applications and communicated with the authorities. Not one stamp — a series of statements from different institutions, each with its own deadline.

Statements from the authorities concerned and a valid permit. A 30-day deadline for each statement.

Step 04

Construction project

Permit documentation is enough for the authority, but not for building. The construction project adds the details, the build-ups of structures, insulation and junctions.

Step 05

Tendering contractors and the budget

A quantity surveyor prepared the construction budget and we sent it to companies for pricing. We evaluated the offers together with the client.

Step 06

Order management and schedule

We watched the sequence — who should come when, what has to be finished before them and what needs to be ordered in advance so that nobody waits for windows or roofing.

Step 07

Author’s supervision on site
